FBR Shares New Property Rates for Plots, Farms in Naval Anchorage Islamabad

The Federal Board of Revenue (FBR) has updated the official valuation rates for properties in Naval Anchorage, Islamabad. This change, made through a recent notification, sets separate values for plots with possession and those without, along with new rates for farms in the area.

The update came via SRO 332(I)/2026, which amends the earlier SRO 163(I)/2026 issued in early February 2026. The move introduces clearer distinctions in valuations, which are used to calculate taxes on property transactions such as buying, selling, or transferring ownership in this upscale housing society in the federal capital.

Key Revised Rates for Plots

  • Residential open plots with possession: Fixed at Rs20,000 per square yard.
  • Residential open plots without possession: Fixed at Rs8,000 per square yard.
  • Commercial open plots with possession: Fixed at Rs13,774 per square yard.
  • Commercial open plots without possession: Fixed at Rs8,000 per square yard.

These rates apply specifically to open plots in Naval Anchorage. The previous notification did not separate possession and non-possession categories, so this revision brings more detail to the valuation table.

Updated Farm Valuations

The FBR has also set new values for agro, poultry, or vegetable farms in the Naval Farms section of the society. These are calculated per kanal (500 square yards):

  • Farms with possession: Rs2,000,000 per kanal.
  • Farms without possession: Rs800,000 per kanal.

The changes aim to reflect current market conditions more accurately for tax purposes in this area.

Property buyers and sellers in Naval Anchorage should now refer to these updated figures when computing capital value tax, withholding tax, or other duties. The FBR’s valuation tables help standardize assessments across Pakistan’s major cities and societies.
